About Artex Removal

Artex was an extremely popular textured ceiling and wall coating used extensively in UK homes from the 1960s through to the 1990s. The characteristic swirled, stippled, or fan patterns were applied over existing plaster or direct to plasterboard. Many homeowners now want a smooth, contemporary ceiling — which means either skimming over the Artex or plasterboarding over it.

An important note: Artex applied before 1984 may contain chrysotile (white asbestos). Before any work begins on pre-1984 Artex, it should be tested by an accredited laboratory. If asbestos is found, the safest approach is to board over the Artex rather than disturb it.

Frequently asked questions

Does Artex always contain asbestos?
Artex products manufactured before 1984 may contain white asbestos (chrysotile) — but not all do. Post-1984 Artex is asbestos-free. If you are unsure of your property's age or the Artex application date, an asbestos test is a cheap and sensible precaution.
Can I skim over Artex without removing it?
Yes — if the Artex is firmly adhered and not heavily textured (peaks under about 5mm), an experienced plasterer can skim directly over it with a coat of bonding plaster and a finish skim coat. Heavy patterns or loose Artex may require boarding over instead.
Is it cheaper to skim over or board over Artex?
Skimming over is generally cheaper if the Artex is in good condition and the texture is not too deep. Boarding over costs more but gives a guaranteed flat ceiling and is the safest option where asbestos may be present.
Can I remove Artex myself?
Non-asbestos Artex can technically be removed by scraping, but this is very hard work and risks damaging the ceiling underneath. If asbestos is present, removal must only be carried out by a licensed contractor — disturbing asbestos creates serious health risks.
How do I know if my Artex contains asbestos?
The only reliable way is an accredited asbestos survey or testing laboratory. A small core sample (about 1cm square) is taken and sent for analysis. Results are typically returned within 3–5 working days.
